What is Country Lakes

A 1,100-hectare masterplan in Yucatan, north of Merida

Country Lakes is a master-planned community of more than 1,100 hectares developed by BOMA Desarrollos in Yucatan, Mexico. It sits north of Merida, with the Town Center approximately 2 minutes from the residential clusters and Merida's downtown roughly 40 minutes by road. The masterplan is published, with land-use logic and protected reserves — not a stand-alone parcel.

Country Lakes sits ~40 min from downtown Merida, ~1 hour from Merida airport, and ~20 min from the north coast at Sisal, Chuburna and Progreso. The new metropolitan ring road shortens both routes.

Where it is

Distances, drive times, and connectivity

Merida's airport handled more than 3.5 million passengers in 2025, with direct air access to Houston, Dallas-Fort Worth, Miami, Mexico City, Felipe Angeles, Monterrey and Guadalajara. The northern coast — Sisal, Chuburna, Progreso — is roughly 20 minutes by road. Country Lakes' Town Center is approximately 2 minutes from the residential clusters.

What's inside the masterplan

Lakes, golf, clubhouses, and protected reserves

The masterplan includes a system of navigable lakes, an 18-hole par-72 golf course, three clubhouses, a Town Center for daily services, and 450+ hectares of protected green areas. Each amenity is part of the masterplan scope — operational status today versus what is under development or planned is verified case by case during a site visit.

Foreign ownership

How U.S. and other foreign buyers acquire property

Property in Yucatan is acquired by foreign buyers through a fideicomiso bancario — a bank trust — which is the standard, well-understood mechanism for foreign ownership in Mexico's restricted zones. La Perla works with INVEX, one of Mexico's most recognized fiduciary institutions. The trust is renewable, inheritable and notarized. Independent legal review is recommended; the fideicomiso does not substitute for the buyer's own counsel.

U.S. second-home buyers

From Dallas, Austin, Houston and beyond. Looking for clear, inheritable ownership through a renewable bank trust, a lake-house lifestyle, safety, and direct flights into Mérida. Private ownership, not a short-stay product.

  • Direct flights from CDMX, Monterrey and Guadalajara
  • Boutique enclave of 19 families · private lake club

Where La Perla fits in the market

Three property categories north of Mérida

Buyers exploring a second residence in Yucatán typically weigh three property categories. La Perla belongs to the first — a boutique lakefront enclave inside an established masterplan.

La Perla's category

Boutique lakefront enclave

Small communities of fewer than 30 lots with lake frontage or direct water access, inside a masterplan operated by a master developer. Intimate scale paired with the infrastructure, security and amenities of a larger community.

Large residential development

Communities of hundreds to thousands of lots, typically without internal sub-community differentiation. Greater variety of price points and services, less defined exclusivity at the neighborhood level.

Urban Mérida lot

Individual lots in north Mérida residential neighborhoods. Immediate city access, with no shared amenities and no lake or golf access. Suited for primary residence or rental, less so for amenity-driven second-home use.

Comparison by product category, not by specific project.

It becomes clearest on site

The scale of Country Lakes, the relationship with the lakes, the privacy of La Perla and the structural ceiling of only 19 lots are difficult to capture in a guide. They become clear on a private visit.

Yes. Property in Yucatan is acquired by foreign buyers through a fideicomiso bancario (bank trust) — the standard, well-understood mechanism for foreign ownership in Mexico's restricted zones. Yucatan has led the Mexico Peace Index for eight consecutive years and currently carries the U.S. State Department's lowest travel-advisory level (Level 1). Within Country Lakes, residents benefit from 24/7 controlled access. As in any real city, Merida calls for ordinary urban caution; the state environment offers one of Mexico's most consistently strong safety profiles.

The Town Center, with marina, dining, market, pharmacy and schools, is operational and located approximately 2 minutes from the residential clusters. Other masterplan amenities — including the navigable lake system, the golf course and the clubhouses — are at varying stages of development by BOMA Desarrollos. Operational status is shared transparently during a site visit, since these are masterplan amenities delivered by BOMA, not by Chukum.

Property at La Perla is acquired through a fideicomiso bancario INVEX, with registered fraccionamiento (subdivision) and notarial deed. This legal stack is the standard for premium residential projects in Yucatan and has been used across the peninsula for many years.
